All properties legally require an Energy Performance Certificate when they are let or sold. This is a document that rates how ‘energy efficient’ the property is and gives buyers or tenants an indication of running costs of the property. The higher the energy rating, the lower the energy bill will be. An ‘EPC’ is valid for 10 years, although landlords must bear in mind that any improvements they make to the property (eg installing more roof insulation) would improve the overall rating so it may benefit to have a new one after any work is done at the property. Estate Agents Lincolnshire are in touch with various qualified Domestic Energy Assessors and can arrange for an EPC to be carried out on your property when required. If the property already has an EPC a copy must be supplied to Estate Agents Lincolnshire for our files.
Letting a property can sometimes incur problems, and although employing Estate Agents Lincolnshire as your letting agent will take away as much stress and worry as possible for you as a landlord, there are steps you can take to ensure the tenancy runs more smoothly. Please bear in mind the points mentioned below:
Generally we would advise to leave properties without furniture, as they tend to be more popular. If you do wish to let a furnished property, there are more health and safety requirements to comply with which we would discuss with you at the point of appraisal. We do however recommend that as a minimum the property has quality floor coverings, curtain poles and light fittings. We also find that although tenants do not expect any white goods to be included, most will expect there to be a cooker included within the tenancy.
Tenants will be expected to maintain the gardens, therefore when they move in the landlord should ensure they are left neat and tidy and free from any rubbish. If the property has a particularly large or well stocked garden, it may be worth considering asking a local gardener to visit the property from time to time. Whilst it is reasonable to expect a tenant to keep the lawns mowed on an average size garden, it is not reasonable to expect upkeep of a garden that requires lots of care and attention.
All properties should be free of any personal possessions belonging to the landlord and storage cupboards and shelving should be cleared. The tenant is expected to leave the property in the same condition in which he or she took the property, allowing for reasonable wear and tear. Therefore, it is advised to landlords to leave the property in clean and good order. If the tenant then leaves the property in an unacceptable state, we would arrange for the property to be cleaned at their expense.
Landlords are responsible for insurance of the buildings, tenants are responsible for insurance of their contents. Please make sure your policy is suitable for lettings. If there is a mortgage on the property, you must obtain written consent to let the property from your mortgage lender. If any additional clauses are required within the tenancy agreement, please inform us immediately.
All landlords living with the UK are responsible to inform the Inland Revenue of rental income they receive and pay any tax that is due. Different rules apply to landlords who reside outside of the UK which we would be happy to discuss with you.
